What Sunny Isles Beach does
to a refrigerator.

The low-rise motels that once lined Collins Avenue have been replaced by oceanfront condominium towers, so the housing here is overwhelmingly vertical.

A unit is reached through a lobby, a loading dock and a service elevator, and building management books those windows in advance.

Salt air and ocean wind reach every floor of these buildings, and a unit is often closed up for part of the year.

All of Miami / South Florida

Tower living

Water for an icemaker or dispenser has to reach the unit through a riser shared by every floor, and shutting it off for a repair means notifying building engineering rather than turning a valve under the sink — a detail that changes how long even a simple water-valve replacement takes.

On the water

Salt does not care which side of the glass it is on, but it reaches the outdoor units first. Condenser fins, fixings and stainless fascias corrode in that order, and an appliance installed outside without an outdoor rating is being asked to do something it was never built to survive.

Seasonal houses

A refrigerator can fail in May and be found in November. What arrives is not a repair call but a smell and a ruined cabinet, and the useful conversation is about what to leave the appliance doing while the house is empty rather than about the repair itself.
