What West University does

West University Place is a small city whose first lots were sold in 1917 next to Rice University, and it has been entirely surrounded by Houston since the 1940s.

It incorporated in 1925 and runs its own city government, so building work here goes through its own permitting rather than Houston's.

Early houses were mostly modest frame homes, followed by one-story ranch houses after World War II, on a regular grid of small lots.

Since the 1990s a large share of those original houses have been torn down and replaced with much bigger two-story homes on the same lots.
