What Lake Nona does
to a refrigerator.

Everything here is new construction on what was open land, laid out with district utilities and a community fiber network from the start.

The neighborhoods were delivered builder by builder in phases, so a street generally shares one floor plan family and one finish package.

It sits close to the airport on a wide modern street grid, which makes access and parking simple compared with older parts of the city.

Newer developments

Builder-grade kitchens are equipped to a construction budget rather than an owner's own choice, so what is installed is usually the base trim level of its line, with the shorter service life and lighter-duty components that implies — worth checking before assuming a young appliance still has years left in it.

Specified kitchens

A kitchen designed as a whole means panel-ready refrigeration matched to the cabinetry. Replacing the appliance means replacing or refitting the panel, so the arithmetic favors repair far up the cost curve — and any door work ends with the panel refitted level against its neighbors.

Family houses

The refrigerator in a family house is the most-used appliance in it and the least-inspected. Shelves are loaded to the back wall, which covers the vents; the door is opened while somebody decides what they want, which loads the cabinet with warm air; and the drain at the bottom of the freezer quietly stops clearing. None of the three is expensive and all three end as a cooling complaint.
